Tiivistelmä
Korjausrakentaminen tulee lisääntymään entisestään tulevaisuudessa, sillä suuri osa Suomen rakennuskannasta on tehty 1960-1980-luvuilla. Rakennukset ovat saavuttamassa iän, jossa vaaditaan laajoja rakenteellisia korjauksia ja perusparannuksia. Tämän ikäluokan talot sisältävät myös riskirakenteita, joiden korjaaminen on tärkeää, sillä ne voivat pahimmassa tapauksessa muiden puutteiden kanssa aiheuttaa huonon sisäilman laadun ja vakavia terveysongelmia asukkaille.
Opinnäytetyn tavoitteena oli tehdä korjaussuunnitelma vuonna 1968 valmistuneeseen matalaperusteiseen omakotitaloon, jossa on valesokkeli ja betonilaatan päälle koolattu puukorokelattia. Tarkoituksena oli poistaa talossa oleva lievä hajuhaitta, poistaa vetoisuuden tunne ja tehdä sisäilmasta terveellinen. Rakennukseen suunniteltiin laajojen peruskorjausten myötä myös energiatehokkuuden parannus, joka täyttää tämän päivän vaatimukset.
Työ aloitettiin kartoittamalla rakennuksen nykykunto tutustumalla kohteeseen ja hankkimalla olemassa olevat asiakirjat suunnittelutyön lähtökohdaksi. Työn edetessä tarvittiin tarkemmat tiedot rakenteista ja niiden kunnosta, jolloin alapohjaan, ulkoseiniin ja yläpohjaan tehtiin rakenneavauksia. Rakennukseen tehtiin lämpökuvaus, jonka avulla saatiin lisätietoa mahdollisista vuotokohdista ja rakenteiden yleisestä kunnosta. Näiden ja muun hankitun teoriatiedon pohjalta tehtiin kyseiseen kohteeseen sopivat korjaussuunnitelmat.
Korjaussuunnitelmien onnistuminen perustuu siihen, että löydetään vaurioiden aiheuttajat, jotka pyritään poistamaan tai vähintäänkin estämään niiden vaikutukset tulevaisuudessa. Rakennuksen kunnon arvioinnin perusteella päädyttiin tekemään lyhytaikainen korjaus alapohjalle, valesokkelin korjaus, tontin kuivatussuunnitelma ja energiaremontti ulkoseinille ja yläpohjalle. Näiden avulla rakennuksen käyttöikää saadaan nostettua ja mahdolliset terveyshaitat poistettua sisäilmasta. The majority of the Finnish building stock were built during the time period 1960-1980 which means that the constructions of this age group contain risk structures. These risk factors may cause a poor quality of indoor air leading to severe health issues. Now these constructions require renovations which means that reconstruction will increase in the future.
The objective of this thesis is to produce a repair plan of a low detached house built in 1968 which has a false bottom and floor studding above the concrete slab. The aim of this repair plan is to eliminate a light scent detriment, remove the draught of the rooms and improve the indoor air healthier for the residents. In addition to extensive renovation, the repair plan includes also energy renovation through which the building will be more energy efficient and living there is more comfortable.
The process was started by surveying the condition of the building and procuring and studying the documents. The structural openings were made to the base floor, roof and exterior walls because more detailed information about the condition of the structures was needed. Furthermore, the thermographic survey was conducted to the building which gave additional information about the possible leaks and the general condition of the structures. Eventually, the repair plan was made based on the acquired theory and findings of surveys.
The repair planning can be successful if the causes of damages are found and they are removed. On the grounds of the assessment of the condition of the structures it was decided to conduct on short-term renovation of the base floor, renovation of the fake base, desiccation plan of the plot and the energy renovation to exterior walls and roof. These improvements will lengthen the use of the building and possible health hazards will be removed from the indoor air.
