Tiivistelmä
Kielo Office Solutions Oy:n uuden Innova 3 toimistotalon rakentaminen Jyväskylän Lutakon alueelle oli tarkoitus aloittaa kevään 2020 aikana. Rakennukseen suunniteltiin uudenlaista yhteisöllisen tilan toimitilakonseptia, jollaista ei ole vielä ainakaan Suomessa toimistotaloympäristöissä nähty.
Markkinatutkimuksen tarkoituksena oli selvittää, onko uudenlaiselle tilakonseptille kysyntää ja käyttöä, mikäli sellainen uuden kiinteistön yhteyteen toteutuisi. Tarkoituksena oli samalla selvittää, millaista tilaa potentiaaliset käyttäjät kaipaisivat ja kuinka paljon he olisivat valmiita maksamaan lisäpalveluksi suunnitellusta toimitilapalvelusta.
Tutkimus toteutettiin kvantitatiivisena tutkimuksena. Tutkimusaineisto kerättiin internetkyselyllä toimeksiantajan alueen nykyisiltä ja potentiaalisilta asiakasyritysten henkilöstöiltä. Kysely oli vastaajien täytettävissä kolme viikkoa vuoden 2020 alussa. Kyselyyn vastasi 51 henkilöä ja tutkimusaineisto analysoitiin ristiintaulukoimalla, korrelaatioanalyysein sekä kvantifioimalla avoimista kysymyksistä saadut vastaukset.
Tutkittavien vastauksissa ilmeni yhteneväisyyksiä teoriaosuudessa esiteltyihin artikkeleihin, trendeihin ja tutkimuksiin. Lisäpalveluna toimivalle yhteisölliselle tilalle löytyi kysyntää vastaajien keskuudessa ja tilaa käytettäisiin eniten työpäivän aikana.
Tutkimustuloksissa nousi vahvasti esiin Ambiuksen vuoden 2020 tilatrendiraportissa oleva luonto ja sen läheisyys toimitiloissa eri tavoin. Luonto ja olohuonemaisuus tuovat kontrastia työpäivään, koska usein fyysinen työympäristö on kolkko. Maisemanvaihto kesken päivää voisi lisätä työhyvinvointia vastaajien mielestä. Yhteisöllisyyden vastaajat kokivat päänsääntöisesti positiivisena asiana, jota voisi toimistotaloympäristöissä lisätä. The construction of the new Innova 3 office building of Kielo Office Solutions Oy was scheduled to begin during the spring of 2020 in the Lutakko area in Jyväskylä. A new type of communal space concept was planned into the building which has not yet been seen in business park environments, at least not in Finland.
The purpose of the market study was to investigate whether there was a demand and use for the new type of space concept in case it would be built into the new building. The aim was also to study what kind of space the potential users would need or want and how much they would be willing to pay for the additional facility service.
The study was conducted as a quantitative study. The research data was collected with an online survey from the employees of the current and potential client companies of the area. The survey was available to the respondents for three weeks in early 2020. The survey was answered by 51 people and the research data was analyzed by cross-tabulation, correlation analyzes, and quantification of the answers from the open questions.
The responses showed similarities to the articles, trends and studies presented in the theory section. There was a demand among the respondents for the community space as an additional service and the space would be used the most during the working day.
The results of the study highlighted the trend of nature in workspaces the same way as the Ambius 2020 trend report. Nature and living room-like feeling in spaces bring contrast to the workday, as workspaces are often bleak. According to the respondents, changing surroundings in the middle of the day could increase well-being at work. They also felt that communality was a positive matter that could be increased in business park environments.
